im wanting to keep chickens,only 3 or 4,but ive rang the council up to see if thats ok,and the have told me about looking into the deeds,should i ignore .cheers paul

this dates back to years ago, when chooks and pigs were given meat scraps. hence on alot of deeds, you cant keep chooks or pigs on the property.

most councils now ignore the chooks as you cant give them meat scraps anymore.

i would speak to neighbours, if they dont have a problem, then go ahead.

Definitely speak to the neighbours as I have had problems with one of mine that likes to do nothing but complain about anything.  They reported me to the council the first thing I knew about it was when a letter came from council saying they had received a complaint.  I called council and to cut a very long story short the council agreed with my side of the story and up until now I have heard no more.  By April if they haven't had any more complaints the case is closed  :D  But I am now the proud owner of an allotment so all that has really happened is I can now have even more birds and even a cockerel  :lol:  :lol:  :lol:
40 hens, 8 cockerels, 3 dogs, 2 rabbits, 8 chinchillas, 2 teenage daughters and O/H

Check the land registry details that came with the searches if you have bought your property.  If you don't have them you can get them via the council I think at a cost of a few pounds.  Occaisionally there may be a no poultry clause, but this will only prove a problem if a complaining neighbour takes legal action, and then, unfortunately, they will be in the right.

In terms of the council they don't usually have any objection provided that you take reasonable precautions to dissuade vermin and don't have a cockerel in a built up area.

Luckily my deeds only prevent me from running a brewery on my property...whoops..........

Ours have no covenants whatsoever. The land was purchased in 1920 so no plannign permission, no land registry and the farmer who sold the land didn't give 2 stuffs what they did with it !

But even if your neighbours agree and there is a covenant preventing it, they could use it if they change their mind.
ie. keep giving hem eggs just in case.  :wink:

Hello Paul, I worried about this last year when I wanted to keep chickens. I live in a city centre, with a small garden approx 40' x 30', and neighbours in very close proximity. I chose not to tell anyone at first, only my immediate neighbours, who were fine with it.  Now thanks to the occasional rosey bout and people being in the gardens more, most people on the street know. So far everyone has been fine, mums bringing the kids round to see the hens, and sent away with half a dozen eggs works wonders. Keep them clean, which I do weekly, and take anti vermin precautions, and all should be well.

If possible build your chicken house 1 foot + off of the ground so that the rats can't live underneath it.   Also make sure any food is kept well secured and rat/mouse proof, ie good storage devices, and make sure that there's not spare food lying around all over the place.
Muntjac has written a good piece about ratcatching up in the stickeys...
