I found the culprit
« on: June 29, 2023, 17:01 »
I finally located the source of the leak which flooded the bungalow.  This was not easy to find. It was on the rising main, hidden under both loft insulation and the pipe was lagged.  I had to turn the water back on to find it, which was a struggle in itself as I may have applied unreasonable force to the stopcock when I turned it off in haste.   :nowink:  I was going to put a copper patch over it but it's easier just to cut out and replace a section of pipe.

Oh goodness that’s a fair split, do you think it froze? Will the estate take it over now?

Ouch...

Somehow that reminds me of Jabba the Hutt...

You're right about shoving in a new bit of pipe, compression joints are cheaper than a plumber at £500.00 an hour plus VAT!

Cough - end feed solder Mr G. None of that compression nonsense here  ;)

It's difficult to see how it could have been anything else other than freezing.  But it was really well insulated though, other sections of pipe were far more exposed and show now signs of bulging, this was a longish section of horizontal pipe if that makes a difference ? Not sure - I'm not a plumber  :nowink:

The other executor is being difficult about things and has offered £130 towards the repairs, I'm not sure what's best now. My back of fag packet calculations have the damage between £5-6000 to make good. I really do mean it was flooded, the entire bungalow was in standing water and had been for a while, the carpet underlay just disintegrated when I tried to lift it.

You can see how long and how much water from the doors (yes that's mould).

That certainly looks like a frost rupture.  We had a 'eruption' like that in the undercarriage door hydraulic line on the Hunter (Billy Bunter) in Thumrait Oman, it took a while finding it as well.

Cheers,  Tony.

Blooming heck Lardman, must have been a hellova freeze for that to happen

You really need a professional estimate, not a fag paper guestimate to present to the other 'difficult' will executor.
