Quince tree problem

Hi can anyone help me with my quince tree, in spring it is all new growth and blossom, but it never fruits and by July the leaves are all spotty and yellowing? Can any tell me what's wrong and how to remedy it please?

They do need moist soil, so if it flowering, then dropping immature fruits, that could be it.  It is hard to know without more info on where you grow it and how though.  If it is a pot, it could be root bound or just not fed and watered enough.

It could be quince leaf blight so giggle images of that and see if they look the same.
I work very hard so don't expect me to think as well.
