Title: Land Rental - Fair Price

We let out our poor pasture last year to a local farmer for sheep. Roughly 3 acres. I'm wondering if £150 is a fair price (March to November) or should I be asking for more?

One Scottish farmer intimated that was very under priced but didn't really suggest a figure.

We're 200M up in Snowdonia, so not as lush as the lowlands.

why not ask for a chopped up ready for the freezer lamb or mutton instead of money. I paid just over £120 for a locally grown lamb not long ago.

They've gone up, I paid half that a year ago.

£50.00/acre for 9 months sounds very cheap John, unless that is per month rather than a one-off fee. I'll see if I can make some enquiries on local rental prices for similar land.

John I wouldn't have a clue how to answer this except to say some people on this site pay that much just for an allotment plot, and you have 3 acres ?

I'm no expert on the matter, but John's talking about poor pasture land, as opposed to fertile arable land. I'm sure there's a world of difference in the price!

Pasture is always cheaper than arable and poor cheaper than good pasture. I don't want to rip the farmer off (that'll be the day) but I have a sneaky suspicion he's laughing all the way home at the daft English guy who agreed to a low price.

I can't help with the daft English guy bit but I do know that in the locality prices do vary.I will be renting 38 acres quite soon hopefully and that will be at 40an acre and thats with the owner providing fertilizer but I will pay for it being spread.Thats for a 11months contract.

I know of another who rents 105 acres on 11months contract for £7000 a year also with the landowner providing fertilizer so about £66/acre and another on £63/acre on the same terms.

If for 9months without fertilizer i'd guess it would be around OK.Just be carefull that the farmer isn't also claiming Single Farm Payment for the land .That would probably mean that he was getting it for free.

Thanks for that - sounds like a reasonable price then.  I'm not trying to squeeze him but don't want to be known as an idiot.

If you want a professional view you could call in at Bryncir Market a few miles down the road and pretend you wanted to let them let the land for you.Or just ask them.Try not to call on Mondays when the store market is on or on wednesdays when the fatstock market is on
