Anyone good at maths?

I am useless at maths and trying to calculate how much a piece of garden is worth using a similar piece of nearby paddock for sale on Rightmove. Can anyone help me ?

The paddock is being sold at a cost of £20,000.00 for 7.3 acres

The size of the garden I would like to buy is 7 metres x 22 metres

Can anyone work that out for me please?  I have tried but I don't trust the answer I got  :blush:

7 x 22 = 154 Square Meters = 0.03805422874594346 Acres
However it depends on what the land is to be used for. Building land and agricultural land are different prices to paddock land.

Hope my rusty maths and google calculator have been worked out right  ::)

£20,000 / 7.3 = £2739.73 per acre

Farmers round our way want a lot more than that per acre - we only wanted to buy about another 1/4 - 1/2 behind our house and all we got was a sharp intake of breath then lots of "well I get so much from such and such and then the EU gives me blah blah blah"  >:(. He then sold the whole farm and we never did get it  :(

I think it's...
7 x 22 = 154m2, which is 0.038 acres.

1 acre would cost £2739.8 (20,000/7.3)
so 0.038 of an acre would cost... £104 based on the prices you gave

Cant you just come straight out with it and ask what the want for it, then negotiate  :) 

Dont forget to take into account all the fees and such like.

£2,700 seems very, very cheap for any piece of land. Small parcels of agricultural land round here fetch £5,000+ per acre.

Thank you all for your help with this. I got the first part right but couldn't get the second bit sorted out and was getting bogus answers  :blush:

If she can get the full asking price I don't blame her trying but sadly we can't afford what she wants.  I know it would give us pleasure if we had it but then so would lots of others things  :(

As others have said a tiny garden plot can't be pro rata-ed from a large piece of agricultural land.  It depends more on what it is classified as building land, garden, pasture or agricultual use, what use can be made of it, what access there is (ie adjacent to a road or with vehicular access), who else wants it and is prepared to bid for it, the quality of the land,  the boundary fences / hedges etc.  All these things have a massive influence onb what the price is and you can't just scale it down from a large field.

In general small parcels of land go for proportionally much more than large parcels.
